WillowBend RV Park

We love our Guests! Please be considerate of your fellow Guests, Park animals and our beautiful environment.

Background Checks

Your safety and security are our top priorities. We feel so strongly about this that every Guest who stays more than one night at WillowBend must pass a background check. We do this at our expense to help provide the best environment possible for our Guests and their families.

Behavior

Objectionable conduct of any kind, or any violation of our Guidelines by a Guest or visitor, will result in being asked to immediately leave the Park. Please note the Park is monitored 24 hours a day, 7 days a week by security cameras for the safety of our Guests.

Check-In

All Guests must check in with the office upon arrival during regular office hours. For after-hours check-in, you will find a Welcome Packet, including a site map, on the bulletin board located on the front porch of our office.

Check-Out

Check-out is at 12:00 noon. A deposit will be refunded when at least 15 days’ notice is given and the site is left clean and vacated on time. The deposit will be applied to any amount due at the time of departure. The final amount due will be charged to the card on file. Once notice to vacate is given, it cannot be rescinded, so please be sure of the date. A $150 clean up fee may apply.

Children

Children must be monitored and accompanied by an adult when playing outside. Please go over campground etiquette with them if they are new to living in an RV Park.

Firearms

Firearms are strictly prohibited in the Park. This includes all guns, including air soft, BB, and pellet guns. If a gun is seen outside your RV, you will be asked to leave the Park immediately.

Fires

No open fires are permitted. Propane fire pits are allowed.

Insurance

WillowBend RVP LLC dba WillowBend RV Park is not responsible for personal property damage, personal injury, or losses of any cause. Guests agree to carry and maintain in full force and effect adequate property and liability insurance on any vehicle or RV brought into the Park.

Laundries

Our Community Center features a full kitchen and laundry. Enjoy the Community Center while getting your wash done. The Community Center is open 24/7 and has a change machine for your convenience. A second laundry is located at the back of the Park.

Mail

We have a limited number of assigned mailboxes at the Park. If one is available, you will be given a key at check-in. Otherwise, your mail will be delivered to our Community Center. Important: Do not go online and forward mail to WillowBend RV Park, as it has a commercial address and can never be unforwarded. Instead, contact those you want mail from and give them our address along with your name and mailbox number. Deliveries and packages will be placed in the weatherproof box in front of the Community Center.

Parking

Two vehicles are allowed per site. No parking on the grass or in empty sites. No cargo trailers or any trailers other than RVs are allowed in sites. No semi parking is permitted in sites. Golf carts are welcome, but they must be kept in your designated parking space. They are not allowed to be parked on grass areas.

Pets

Your friendly pets are always welcome. We allow two pets per site. For our Guests’ safety, aggressive dogs or breeds are not allowed in the park. Please pick up after them, keep them on a leash when walking them in the park, and do not leave pet food outside, as it attracts ants, flies, skunks, and rodents. Indoor cats only. Please note that if your dog becomes a nuisance barker or aggressive, you will be required to remove your pet from the park.

Guest Pet Liability

Guest is responsible and liable for any damage to the property or any item on the property caused by any pet, any personal injuries to any person caused by any pet, and any damage to any person’s property caused by any pet. Guest will pay all reasonable costs necessary to clean or repair property, including but not limited to site damage, landscape damage, and/or any injury caused to another guest.

Police

We have a zero tolerance policy. If law enforcement is called for any reason other than a medical emergency, you will be asked to leave immediately with no refund, at the discretion of the RV Park owners and managers.

Ponds

The Park ponds are for the enjoyment of our Guests. For your safety, there is no swimming at any time. Fishing is strictly catch and release only.

Public Land

Our access to the adjacent Corps of Engineer property is a privilege, not a right. We encourage all our Guests to take advantage of the recreational opportunities to fish, hike, bike, and kayak. To preserve this unique environment, all off-road motorized vehicles such as ATVs of all kinds and dirt bikes are prohibited.

Quiet Time

Please honor quiet hours from 10:00 p.m. to 8:00 a.m. Refrain from idling your engine. You will receive one warning only for a quiet hour violation.

Refund Policy

All reservations must be canceled 30 days prior to the arrival date for a full refund. Weekly Guests will not receive a refund for any portion of the payment if they decide to leave early. Please speak with our park manager should an emergency arise.

Restroom

The restroom in the Community Center includes a shower for use in emergency situations or for overflow guests. It is not for the regular use of our long-term Guests. All RVs must be in fully operating condition.

RV

All RVs must be fully operational and tidy in appearance. RVs older than 10 years must be approved by sending a picture of all four sides to the park manager. In order for RVs older than 10 years to be approved, the appearance must be neat and clean. No window air conditioners are allowed. Window coverings must be professional in appearance, with no cardboard, wood, or tin foil in windows. Awnings must be in good condition and free of rips and shredding. During the winter months, a heated hose is required. A $50/month fee applies for those who choose not to add this device.

RV Sites

Please keep your assigned site tidy and clean. Storage buildings are allowed but must remain on the site itself. Do not erect fences, as they are difficult to mow around. No rugs are allowed on the grass. No pallets may be used in sites. All personal items must be off the grass on mow days. Please do not put stakes or satellite dishes in the ground due to park infrastructure. No household furniture or appliances are allowed outside your RV; outdoor patio furniture only. Please check with the park manager before adding anything to your site.

Site Fees

Site fees are structured for two adults per site. For long-term guests, a $50.00 fee will be applied to your monthly invoice for each additional adult. Site fees are subject to change without notice.

Speed Limit

The speed limit is strictly enforced at 5 mph at all times.

Trash

Please place bagged trash in one of the dumpsters located at the front of the Park. Household trash only. No furniture, mattresses, or large boxes.

Visitors

You are responsible for making your visitors aware of the Park Guidelines. Visitors must park in your site or next to the Community Center. Because new Guests can arrive at any time, please do not have them park in vacant sites.

Water

No outside watering is allowed except for sprinkling potted plants. No vehicle or RV washing is permitted.

Prohibited Activities

No tarps, fences, or cages are allowed. No excavation or driving of stakes into the ground is permitted. No Guest-owned playground equipment, including trampolines, playhouses, or similar items, is allowed. No blocking or parking in vacant sites is permitted.
